PKOLS (formerly known as Mount Douglas Park) sits on Victoria's northeastern edge, sandwiched between our Saanich homes for sale to the south and Cordova Bay to the north. By far the largest green space within city limits, this public park is one of the best places to enjoy forested trails with occasional shoreline access on the Saanich Peninsula.

The park is free to visit, and several parking lots are available, but make sure not to stay out too late. The steep terrain can be dangerous in the dark.  

Songhees Walkway

Songhees Walkway (also sometimes called Westsong Way) is a popular coastal pedestrian path located across the Johnson Street Bridge. Esquimalt Lagoon offers people living near our Colwood homes for sale a chance to observe a storm's effects in a more contained environment. Because the Coburg Peninsula stands between the lagoon and the sea, the waves that reach the shore are always dramatic but rarely dangerous. You may even spot the nearby Fisgard Lighthouse glinting in the distance.  

You can visit the lagoon and park for 3 hours or less without spending a dime. If you're willing to accept a less-than-optimal view, you may be able to watch the storm from your car. Stay cautious if you want to get closer. Lagoon storms may be quieter than storms out on the ocean, but they can be just as dangerous. 

Clover Point

Clover Point is one of our team's favourite outdoor locations in the city. Most of its perimeter faces the Strait of Juan de Fuca, offering a spectacular view of the water and the Olympic Mountains just beyond. Storms here feel like monumental events, whipping up winds and waves that will thrill your nature-loving heart. 

The park was recently redesigned to be less car-centric, so finding parking here isn't as easy as it used to be. However, there are still some free parking spots available a little further from the water. You may also manage to park on nearby streets like: 

• Dallas Road 
• Moss Street 
• Bushby Street 
• Howe Street 

Saxe Point Park

Storm watchers near our Esquimalt homes for sale can see nature's fury in action at Saxe Point Park. This secluded nature retreat sits at the far tip of a small peninsula just off West Bay, offering nearly 15 acres of unobstructed seafront land with a majestic view of crashing waves.  

The rocky coastline at this park makes for some especially striking photos. There's also a free parking lot on-site with several spots overlooking the shoreline. If you prefer to watch storms from the safety of your car, this is a great place to do it.  

Witty's Lagoon Regional Park

Witty's Lagoon Regional Park near our Metchosin homes for sale offers storm watchers two prime spots to enjoy their hobby. You can watch from:  

• The edges of the lagoon, where the storm's impact is impressive but relatively contained 
• The seaside areas of the park, where huge waves and dramatic tidal shifts create an unforgettable yet unpredictable scene 

It's free to visit and has a free parking lot on-site as well. You can watch the storm from your car or venture into the park for a better view. Since the beaches are prone to flooding, it's best to stay off the sand. There's lots of grassy land you can stand on instead.  

This place also has a large intertidal zone called Tower Point. Stay away from this area until the storm is over! It's only accessible during low tide and is a dangerous place to be when storm tides rise. You don't want to get trapped there in an emergency. 

Cordova Bay Beach

Cordova Bay Beach sits on the northern edge of the city. It's a quiet beach with lots of smooth water-worn pebbles, a few scattered islands in the distance, and a view of the sea that stretches on for miles. It's free to visit, and you can park at several nearby locations, including the Cordova Bay Golf Course and Mattick's Farm.  

This spot near our Saanich homes for sale is far from isolated: there are many private homes and businesses just a few feet away from the water's edge. People may try to coax you inside if they see you standing out in a storm. Just let them know you've taken appropriate safety precautions, and they'll likely leave you to it.

• Unload trucks
• Stock shelves
• Operate cash registers
• Help customers
• Keep the store running smoothly

If you can drive, you may also be asked to pick up larger donations from people's homes. You must commit to at least three months of service to be considered. 

Swan Lake Christmas Hill Nature Sanctuary

The Swan Lake Christmas Hill Nature Sanctuary works to preserve more than 170 acres of wetlands and green space in the heart of downtown Victoria. Without their efforts, we might not have a place to enjoy long nature walks so close to home.

• Taking shifts at the Visitor Services center and gift shop 
• Walking the trails as a Nature Ambassador, welcoming guests, and collecting feedback on the visitor experience

2025 Yuletide Market Series

The Yuletide Market Series is Bilston Creek Farm's annual small business market event. Featuring different vendors every week during the entire holiday season, these markets are the perfect place to pick up beauty products, home wares, pickles and preserves, and much more. If you get hungry during your visit, stop by the farm's cafe for some pizza, hot drinks, or snacks.

The market is open between 10 a.m. and 4 p.m. on Friday, Saturday, and Sunday each week from November 7th to December 14th.  There's also a special night market running from 4 to 8 p.m. on December 15th to 18th to help you get some last-minute shopping in.

Tickets are $5 apiece with free admission for kids under 16. 

Festival of Trees

The Festival of Trees is a cherished holiday fundraising event held in support of the BC Children's Hospital. Each year, organizations and private donors sign up to sponsor and decorate Christmas tree displays all across the province. Victoria's 2025 display will be hosted at The Bay Center from mid-November until Boxing Day. 

Visiting the tree display is free. A $5 donation is encouraged but not required. When you donate, you'll also get to vote for your favourite tree. Be sure to look for the DFH Real Estate tree and show your support by giving it your vote!

Lights of Wonder

During Lights of Wonder, Victoria's Centennial Square lights up with thousands of tiny holiday lights. The city strings these decorations through trees, across archways, on wireframe animal sculptures, and anywhere else they can squeeze them in. The result is a jaw-dropping display that makes a great backdrop for holiday selfies.  

The lights will be on between 4 and 9 p.m. from November 29th to December 31st. On top of the beautiful light show, there will also be live entertainment on Friday and Saturday nights and an illuminated Ferris wheel from December 19th onward. The event is free to attend, but you'll need to buy tickets to ride the Ferris wheel. 

The Magic of Christmas at Butchart Gardens

The Magic of Christmas invites guests to walk the Butchart Gardens in the soft glow of thousands of twinkling lights. This year's display is themed around the Twelve Days of Christmas. 5 Amazing Alleys to Tour in Victoria 

Fan Tan Alley

Fan Tan Alley is Victoria's most famous alleyway and a must-see location for anyone interested in local history. At just 6 feet wide at its widest point, this cramped corridor is the narrowest commercial street in North America. Despite its small size, it was bursting with opium dens in the early 1900s and later became a popular place for illegal gambling.  

By the 1980s, the alley had been fixed up by local property developers and had long shed its bad reputation. It's now a bustling tourist destination filled with boutiques, Chinese restaurants, and an art gallery, as well as many homes and offices.  

Theatre Alley 

Address: Theatre Alley, Victoria, BC V8W 0C5 

Theatre Alley connects Pandora Avenue to the area where Victoria's fifth Chinese theatre was built back in the 1880s. It fell out of use as the theatre changed hands, becoming an auto body shop and then a garden supply store. Now, the alley is part of a modern condo development block, connecting the residential space to the many shops and attractions on Pandora Avenue and nearby Fisgard Street.  

You can walk down it anytime to get a taste of how city residents lived back in the day—but watch out if you're claustrophobic. This path was designed to use space as efficiently as possible, and it's a tight squeeze for even a single person. Luckily, it's also very short and much quieter than the nearby Fan Tan Alley.  

Commercial Alley

Commercial Alley doesn't have its own sign like the other alleys on this list, but it does have a different standout feature: its art gallery wall. Each year, the city of Victoria chooses a submission from a local artist to display on the alley facade. Residents and tourists alike can then enjoy the artwork as they use the alley to travel between Yates Street and Bastion Square.

The quiet atmosphere and lack of distractions here are perfect for keeping viewers' focus on the art, even in an outdoor city setting. Check it out next time you're walking downtown! 

Dragon Alley

Victoria's brewing traditions run deep. In fact, the iconic Victoria Brewing Company was first founded four whole years before the city was officially incorporated!  

With such a rich history in this field, it's no wonder that this area is home to the Great Canadian Beer Festival. This two-day annual event is one of the biggest craft beer showcases in the country. Many of our real estate agents visit every year and always have a great time. This year marks the event's 30th anniversary, and the organizers have big things planned to mark the occasion. Want to see what they've cooked up? Keep reading to learn everything you need to know about this beloved celebration of Canadian craft brewing.

GCBF History 

The first Great Canadian Beer Festival was held more than three decades ago in 1994. The organizers had just held the first CAMRA Victoria Microbrewery Festival the year before, and it had been such a resounding success that they were eager to try something bigger this time.  

Instead of a smaller festival showcasing beers from local breweries, they envisioned a massive event that would attract small-batch brewers from all over the country. 1994's GCBF did just that. It was a hit, and the event has grown larger and more popular every year since then. It has also been organized by the Victoria Beer Society since 2019, a move which secured more exposure and resources for the event without compromising its ability to give exceptional local brews special attention.  

The GCBF had to take a year off in 2020 due to COVID, so this year's event is considered to be its 30th anniversary. 

Event Details 

The 2025 GCBF will be held on September 6th from 4 to 9 p.m. and on September 7th from noon to 5 p.m. Separate tickets are required for each day. This year will feature more than 200 craft beers and ciders from across Canada, including many excellent brews from breweries near our Victoria homes for sale.  

As always, this year's GCBF is a 19+ event. This age restriction will be strictly enforced with no exceptions, even for infants and young toddlers. You will need to show two pieces of government-issued ID to prove your age before you can enter.  

In addition to beer and cider, there will also be food available for purchase at the event. No outside food or drink besides water is allowed on the festival grounds, so come ready with some cash for meals and snacks if you think you'll be hungry during your visit.  

GCBF Ticket Information 

There are three tiers of tickets available for the festival this year.  

• Basic entry-only tickets cost $25 each and offer admission to the festival grounds and access to all of the performances, activities, and games taking place that day. You'll also get a tasting cup and a BC Transit bus ticket to help you get home safely.  
  
  
• $45 general admission tickets get you everything listed above plus a set of 10 beer tokens you can exchange for 4-ounce beer samples. You can purchase additional tokens for $2 each if needed.
  
  
• $80 premium tickets get you 16 tokens as well as access to the premium lounge tent and a curated set of food and beer pairings from the Courtney Room.  

Remember that you will need a separate ticket for each day you want to attend. There are only so many available in each tier for each day, so it's best to purchase yours as soon as you know when you'd like to attend.

It's used to display artifacts related to original owner John Sebastian Helmcken, one of the first doctors to practice on Vancouver Island and the first-ever president of the Canadian Medical Association.   Fairholme Manor was built more than 125 years ago by John Chapman Davie, one of the most prominent doctors in Victoria at the time. 1. Consider Your Needs
   The first thing you'll need to do is figure out what you want from your prospective new home. What does it look like? How big is it? What special features does it have? Where is it located? What kinds of amenities are available nearby? 
   
   You probably won't be able to find a home that meets all the criteria on your list, but writing these things down helps you to get a clearer picture of what you're looking for. This will help you narrow down your options and only consider Victoria homes for sale that meet your requirements.
   
   
2. Sort Out Your Budget
   Now that you know what you want, determine how much you can afford. You'll need at least 5% of your target home's value in cash as a down payment, so make sure you have a healthy sum saved up. 3. Start Your Search
   Once you have your budget figured out, it's time to find a real estate agent and start looking for homes you'd like to visit. Your agent will present you with a selection of homes that fall within the price range you've discussed. You can then decide which ones interest you most and schedule viewings for them before confirming your final selection. 
   
   Don't fret if there aren't many homes available that suit your needs and your budget. Your real estate agent may be able to find you a hidden gem using their expertise and connections. Failing that, however, you can always dip out of the market for a few months to build up your savings (and maybe your income) before trying again. Paying down any other debts you're carrying may also qualify you for a larger mortgage. 
   
   
4. Begin Negotiations
   Found a home you're interested in purchasing? This is when the negotiation process begins. 
   
   You'll start by submitting an initial offer for the home based on its value. You can use the seller's asking price as a baseline, but you should also consider any repair costs, closing costs, and other fees. Most of the time, you'll want to offer slightly less than what you're willing to pay. You can also put conditions on your offer, such as making it conditional on the sale of your current home. Your real estate agent will help you figure out what's fair to ask for.
   
   The seller will then review your offer and either accept it, decline it, or submit a counteroffer. They may want a higher price, fewer conditions, or both. You and your agent will review the counteroffer and decide whether to accept it or offer again. This process continues until both parties are happy with the terms of the sale.
   
   
5. Close the Deal
   Home sales aren't finalized until all required paperwork has been completed. Your agent will help you find a lawyer to handle this for you. They'll get you and the seller to sign the necessary documents, collect your down payment and closing costs, interface with your lender, pay the seller, and ensure the home is registered in your name. They'll let you know when they expect this process to be finished. You'll take possession of the home on the specified date.
